"Confirmation of black rust progression through pipe inspection" "Confident that the current condition can be maintained until the building's lifespan"
The "Co-op Nomura Minami Ishikiri" in Wakabayashi Ward, Sendai City, Miyagi Prefecture (built in 1978, three stories, 24 units) has had the NMR Pipe Protector installed for 15 years. We interviewed them about the present situation. The installation of the NMR Pipe Protector at "Co-op Nomura Minami Ishikiri" took place in August 2001, the year it reached its 24th anniversary. Fifteen years have passed since then, and this year it celebrates its 39th anniversary. "Not only the water supply pipes but also the drainage pipes have been extended in lifespan, and there are no plans for updates in the long-term repair plan," says Takeshi Furuta, the board member in charge of maintenance. Four years ago, they commissioned experts to create a long-term repair plan for the next 30 years. This plan includes a budget for replacing the NMR Pipe Protector when the building reaches 63 years old. According to the manufacturer, Nippon System Planning, the effectiveness lasts for 40 years after installation, but it gradually declines thereafter. Therefore, there is a plan to replace it with a new device in the 41st year of installation. The 41st year corresponds to the building being 63 years old. "In other words, we aim to maintain the current condition until the building's lifespan," says Director Furuta.
