Contributing to the normalization of condominium management system: NMR Pipe Protector - NMRPT - Case study of "Palace Tsurumi"

The "Palace Tsurumi," a condominium built in 1972 in Yokohama City, Kanagawa Prefecture, had been in existence for 39 years without any maintenance on the water supply pipes since its completion, raising concerns about red rust corrosion within the piping. The management association, which had debts from exterior wall repair work, did not have the funds necessary for pipe renewal and was looking for alternative solutions when Chairman Kanaya discovered the NMR Pipe Protector, a device that could be implemented at about one-fifth to one-tenth the cost of pipe renewal. Upon inquiring further about the details, it was found to have a warranty system for effectiveness, allowing for its safe introduction in 2011. ◆ Results of NMR Pipe Protector - NMRPT - Installation at Palace Tsurumi After the installation of the NMR Pipe Protector, an investigation using an endoscope was conducted to confirm the anti-corrosion effect. The investigation, conducted seven years after the installation, showed a reduction in red rust blockage rates of 35.3% and 17.4% in the water supply pipes of the two surveyed rooms, confirming the anti-corrosion effect. The Palace Tsurumi, which had not undergone any maintenance on its piping for 39 years since its completion, has now been in existence for 48 years, and it has been proven that no issues due to red rust corrosion have occurred, demonstrating the sustained longevity of the piping.
